Fair Housing Policy

Our Commitment

BriteDoor is pledged to the letter and spirit of U.S. policy for the achievement of equal housing opportunity throughout the Nation. We encourage and support an affirmative advertising and marketing program in which there are no barriers to obtaining housing because of race, color, religion, sex, handicap, familial status, or national origin.

We will not discriminate against any person because of race, color, religion, sex, handicap, familial status, national origin, or any other basis protected by federal, state, or local law. All real estate advertised herein is subject to the Federal Fair Housing Act.

The Fair Housing Act

The Fair Housing Act (Title VIII of the Civil Rights Act of 1968) prohibits discrimination in the sale, rental, and financing of housing based on seven protected characteristics. It applies to most housing, with limited exceptions for owner-occupied buildings with no more than four units, single-family housing sold or rented without a real estate broker, and housing operated by organizations and private clubs that limit occupancy to members.

The Equal Opportunity in Housing Act extended these protections and strengthened enforcement mechanisms to ensure all Americans have access to fair housing.

Federally Protected Classes

Race

No one may be denied housing because of their race or the racial composition of a neighborhood.

Color

Discrimination based on skin color is prohibited in all housing transactions.

National Origin

Where someone is from or their ancestry cannot be a factor in housing decisions.

Religion

A person's religious beliefs or practices cannot influence housing availability or terms.

Sex

Gender cannot be used as a basis for refusing to sell, rent, or negotiate housing.

Familial Status

Families with children under 18, pregnant women, and those with legal custody of children are protected.

Disability

People with physical or mental disabilities must be provided reasonable accommodations and modifications.

Prohibited Practices

  • Refusing to sell, rent, or negotiate housing
  • Setting different terms, conditions, or privileges for the sale or rental of housing
  • Providing different housing services or facilities
  • Falsely denying that housing is available for inspection, sale, or rental
  • Making housing unavailable or denying a dwelling
  • Blockbusting — persuading owners to sell or rent at a profit by telling them that minority groups are moving into the neighborhood
  • Denying access to or membership in a multiple listing service, real estate brokers' organization, or other service relating to the sale or rental of housing

File a Complaint

If you believe you have been discriminated against in housing, you can file a complaint with the U.S. Department of Housing and Urban Development (HUD) at no cost. Complaints must be filed within one year of the alleged violation.
